One Eave Visit Before the Lights: Clear Gutters and Wash Windows in Delta & Surrey

It is Friday, October 23, 2026, and a lot of Delta and Surrey eaves are in an awkward spot. The maples have dropped a wet mat into the gutter, the windows under that line are striped with leaf stain, and Christmas light clips are about to need the same lip. November rain is the reason to clear that gutter and wash that glass now, while the edge is still open.

The maples have dropped a wet mat into the gutter, the windows under that line are striped with leaf stain, and Christmas light clips are about to need the same lip. November rain is the reason to clear that gutter and wash that glass now, while the edge is still open.

Daylight saving time ends on Sunday, November 1, and Pacific fronts are the normal weather. Light installs on this site run from October 1. Crews are normally fully booked by the middle of November, and bookings close December 10, 2026. A timer can wait. A lip full of wet leaves cannot.

Our post on hanging lights on a clean house is about how LEDs show film on siding, decks, and fascia. The late leaf-drop guide asks whether a September gutter visit is already undone. This one stays on the one open edge those posts leave for later: clear the wet leaves, wash the windows under that eave, and give the clips a clean lip before the cord is in the way.

Why late October is one trip, not three weekends

A gutter clean, a window wash, and a light install can be three appointments. On the eave they share one line. Christmas light installation uses drill-less clips on the fascia, the eaves, and the gutters. Once that cord is seated, washing the upper glass or the painted band means working around the display. Clips on a packed trough sit on wet leaves, and the next front sheets water over that line. A full wall wash can wait. This edge cannot.

Stay off the roof, and skip a ladder in rain or wind. Our post on DIY gutter cleaning and ladder safety covers that. If a line is down or sparking, stay back and call BC Hydro. A two-storey eave or a slope with no flat footing is a crew job. Crews wash homes up to three stories and are fully insured for high-access work.

What a clogged gutter does to the lip the clips need

A gutter earns its keep only when water is moving. Clean gutters at least twice a year, once in late fall after the leaves have dropped, and again in early spring. Houses under overhanging trees often need more. A September visit can already be buried under this week's drop. Start from the trough you can see today.

Under maples and cedars in North Delta or a treed Surrey street, the mat is still in the trough. On an open Ladner or Tsawwassen lot, the same wind packs the end caps. The clip lands on that lip either way.

Gutter cleaning includes complete debris removal, downspout flushing, and a system inspection: loose brackets, sag and slope, moss or algae in the trough, a ground cleanup, and before-and-after photos. We are fully insured. A cleaning does not reattach a separated gutter, replace a split downspout, or guarantee the roof edge is sound. Flag a run that has pulled away before anyone seats clips on it.

Wash the windows and the eave band before the cord is there

Glass under a spilling gutter is a different mess from a dusty front door. Leaf tannin and dirty overflow sit on the upper panes, and rain spreads them. A wash clears film on the surface. It does not guarantee a brown shadow that sat through wet weeks, or a mineral ring that is already etched.

Window washing is interior and exterior glass, and the residential page includes frames and sills. Site copy also includes screen cleaning, track cleaning, and sill wiping, and screen cleaning is currently offered with the windows for a limited time. Name the upper windows the gutter has been striping. A wash does not repair a failed seal.

The green or grey band on the fascia is the trim the clips touch. Our post on fascia, eaves, and soffit cleaning is why that shaded strip greens first. Soft washing is the low-pressure method this site uses on painted areas and siding. Pressure washing is for driveways, decks, patios, and siding, not for glass and not for a gutter full of leaves. Wash the band before the clips, on a day it can dry. That film is surface growth. It is not, by itself, rot, and a wash does not guarantee every stain lifts.

Ground-floor screens and sills do not need that eave. Leave them on the same quote instead of a second climb.

What you can see without leaving the ground

Walk the front in the next shower, or right after it, with both feet on the grass. Photos of the corner, the upper window, and the tree are enough for a quote.

Lifted shingles are a note for a roofer. A cleaning visit is not that inspection and does not guarantee the edge is sound.

A simple order for the one visit

The table is a sequence, not a promise that every house can take every step on one dry morning. If a corner is already spilling, the gutter comes first even when the glass looks worse from the sidewalk.

What you are looking at Before the clips? The sensible order
Gutter packed with wet maple leaves or cedar needles Yes. Clear it first The lip has to be solid metal or fascia. A mat is a poor seat, and the next front will spill over the lights.
A downspout that gurgles, or a corner that sheets Same visit as the trough Flushing the spout is part of gutter cleaning. A clear-looking run can still fail at the elbow.
Upper windows striped by overflow After the trough is moving water Washing glass the gutter is still painting does not last through the next front.
Green or grey film on fascia, eaves, or soffits While that edge is still open Soft wash the painted band, then let it dry before clips. A wash does not guarantee every stain lifts.
Ground-floor glass, screens, and a slick path Same quote, not a second eave climb Ground-floor screens do not need the ladder. Pressure washing is for patios and walkways once water is going down the spout.
Christmas light clips and cord After the lip is clear Drill-less clips on fascia, eaves, and gutters. Installs run from October 1. A timer can hold the display.

Clear the trough, let the band dry, then hang. Cleaning and lights do not have to share a morning. Setting the timer for the night you want, often after Remembrance Day, is in our post on installing Christmas lights in October and setting the timer.

How to put the eave on one quote

Say you are in Delta, Surrey, or elsewhere in the Lower Mainland. Name the trees over the eave, which corners overflowed, which upper windows are striped, and whether lights are already booked or still need a date. Most quotes are provided within 24 hours.

A house starts with residential exterior cleaning. A shared townhouse gutter goes through our commercial and strata service, and we are fully licensed and insured for commercial work. On a common eave, check the strata rules before anyone climbs.

The light service uses drill-less clips on fascia, eaves, and gutters, commercial-grade C9 LED custom-cut to the roofline, and a timer for the night you choose. The company owns the lights and takes them down in January. Details are on the Christmas lighting page. The free 48-hour service guarantee covers a failed light, not leaf film. A standard install does not drill. If a fastener would leave a hole, the crew tells you first and fills and touches up that hole at takedown. We are fully insured.

If the light date is set and the trough is still full, move the cleaning as close to that day as you can. Lights are not a debris removal. A tree still holding leaves can reload the gutter after the hang, and a cleaning does not guarantee it stays empty.

Quick answers

Will November rain rinse the gutter and the upper windows?
No. Rain packs wet leaves into the corners and spreads tannin on the glass. It is not a cleaning, and it is a poor day to be on a ladder.

Can I hang the lights this weekend and clean the gutters in December?
The clips then sit on the mat, and a later clean means working around the cord. Clear the lip first when the date allows. The 48-hour service guarantee covers a failed light, not the leaves.

Do the windows have to be the same day as the gutters?
No. They do not have to share a morning. Wash the glass after the trough is moving water, and do both before the clips go on.

Is the green band on the fascia its own service?
Soft washing is the gentle clean this site lists for painted areas and siding. Fascia and soffits are that kind of trim. Name the band on the quote. A wash does not guarantee every stain comes off.

Do you install the lights, or only wash the house?
Both are listed. Christmas light installation is its own service, with drill-less clips, a timer, and January takedown. Gutter cleaning and window washing are the work on that edge before the hang.

Use the open eave while the clips are still off

Late October in Delta and Surrey is a short gap. The maples have let go, the rain is settling in, and light dates fill toward the middle of November. A cord along the fascia makes the next window wash and the next gutter visit harder than they are this week.

If the lip is full of wet leaves, an upper window is striped, or the shaded fascia has gone green, tell us what you see and where the house is. We will quote the gutter cleaning and the window washing ahead of the lights, and the Christmas light install if you want that on the same plan. You can also call 778-652-5906.
