Already Slick Underfoot: Walkways, Steps, and Driveways After the Fall Rains in Delta & Surrey

It is Sunday, October 25, 2026, and the fall rains have settled in across Delta and Surrey. The walk to the bins is no longer just wet. A dark film on the front steps, a brown leaf stain on the patio, and a green sheen on the shaded side of the driveway are slick before they look like a project.

Halloween is this Saturday, October 31. Daylight saving time ends next Sunday, November 1, so the walk from the car happens in the dark an hour earlier. Holiday guests are not here yet, and the routes they will use are already holding water.

Our September guide to fall pressure washing for patios and paths was written before the rains locked in: clear the growth while milder days still help. That advice still stands if the pad has not been washed. This post is the late October version. The film is already wet. It covers why concrete and pavers get slicker now, what you can check from the ground without a rental washer, and when a surface cleaning still makes sense before the dark, wet months.

Why the surface gets slicker once the rains stay

A Pacific front does not rinse algae off concrete. It keeps the film wet. On a Lower Mainland lot, shaded hardscape barely dries between storms: north walks, the strip under maples and cedars, the apron beside a garage. A thin organic film holds a sheet of water. Your shoe meets that sheet, not the grit of dry concrete. It shows up before any frost.

Wet maple and alder leaves leave tannin, a brown stain that feels smoother once it is wet again. Moss in paver joints stays swollen and catches a heel. A downspout on the walk repaints the same fan every storm, and a spilling gutter keeps feeding it.

A Surrey yard under maples usually shows it first, and a shaded north walk in Ladner or Tsawwassen can do the same. The sunny sidewalk can feel merely wet while your own tread feels soapy. A wash lifts the growth that is there. It does not guarantee the next atmospheric river leaves the surface dry, and it does not fix a heaved slab, a broken tread, or a drain that ponds.

Leaf stain, algae, and moss are not the same slick

After a shower, the route from the car to the door is often more than one problem.

Wood decks, fences, and painted steps are not this list. Our fall fence and deck note covers boards. If the slick spot is a wood porch or composite, leave the high-pressure tip off it.

What you can check without a washer

This is a practical look from a cleaning company, not a safety certification, and reading it does not guarantee a surface is safe. If a step already feels wrong, use another door. Check the rest from the grass, in the shoes you wear, during the rain or just after it.

A stiff brush on one bare-concrete tread is reasonable if you stand on dry ground beside it. Stop if you are standing on the slick part. A photo of the shady half, the worst step, and the fan is enough. Most quotes are provided within 24 hours.

What a rental washer often makes worse right now

On a wet Lower Mainland lot, a rental washer can trade a green film for a new problem.

Gutter cleaning includes debris removal, a downspout flush, and a look at brackets, sag, and slope. We are fully insured. It does not reattach a pulled spout or replace a split elbow, and a wash is not a drainage repair. Point the extension away from the route people use.

Sealing is a separate booking. Sealer needs a dry surface, and Pacific fronts often take that window away. Timing sits in our fall driveway wash and seal post, and the service is on the driveway sealing page. A wash this week is not a seal, and it does not guarantee a later date.

A simple way to sort the slick spots

Use the table to sort a typical Delta or Surrey house. It does not guarantee a surface is safe.

What you are walking on What is going on Sensible next step
Front steps or the landing, green or black and slick in the rain Algae film on concrete Pressure wash after loose leaves are off. Painted or wood treads get a soft wash. A wash does not repair a broken step.
Patio pavers with moss in the joints Moss holding water between the units Surface clean the field and the joints. A pinpoint tip can empty the sand.
Shaded half of the driveway gone green, sunny half still grey Algae on concrete or pavers Pressure wash the pad you drive and walk across. A wash is not a seal.
Brown rings where wet maple leaves sat Tannin in the surface Pick the leaves up, then wash. A cleaning does not guarantee an old shadow lifts.
Only the fan under a downspout is dark and slick Splash on a small pad, not the whole route Flush the gutter and spout first, then wash that pad, or the next storm repaints it.
A shared townhouse walk or a strata path used after dark Common hardscape, sometimes fed by a neighbour's spout Check the strata rules before anyone washes. One unit's blast can scar a shared finish.

Before the evenings get darker and the guests arrive

Halloween night is October 31, and people at the door will use the same steps. A slick landing is a footing problem before it is a curb-appeal one. If a pumpkin later stains the tread, that cleanup is in our after-Halloween exterior note. Wash the film before the decor sits on it.

Next Sunday the clocks fall back, so the walk in from the driveway happens in the dark an hour earlier. Cleaning does not add a light. It takes off the film that makes wet mean slick. Guests need the driveway, the front walk, the steps, and the side path to the bins.

If Christmas lights will cross that walk or the eaves above it, wash before cords and stakes go down. Christmas light installation uses drill-less clips on fascia, eaves, and gutters. Installs run from October 1, crews are normally fully booked by the middle of November, and bookings close December 10, 2026. Details are on the Christmas lighting page. The free 48-hour service guarantee covers a failed light, not a slick step.

In a dry break, clear loose leaves, clean a spilling gutter before the wash, pressure wash bare concrete and pavers, and soft wash painted steps, wood, and composite. A wash does not guarantee the next atmospheric river stays off the concrete. A house starts with residential exterior cleaning. A shared walk goes through our commercial and strata service. We are fully licensed and insured for commercial work. On a common path, check the rules first.

Quick answers

Will the next rain rinse the green off?
No. More rain feeds the film. A Pacific front adds water. It does not lift algae, moss, or leaf tannin.

The steps look fine once they dry. Are they actually fine?
Dry concrete hides a film that feels soapy only when it is wet. If the tread is slicker than the sidewalk in a shower, the film is there.

Can I scrub one landing with a brush this weekend?
Yes, on bare concrete, standing on dry ground beside it, for a tread or two. Skip bleach, vinegar mixes, and a pressure tip. Leave painted wood and composite alone. A brush does not guarantee a tannin stain lifts.

Should I seal the driveway now that it rains most days?
Wash if it is slick. Treat sealing as its own booking. Product needs a dry surface, which many late October weeks here do not offer. Sealer does not belong on top of leaves and algae.

Does a wash mean the path will not get slick again this winter?
No. Shade, new leaves, and a downspout on the walk feed the same spots. We clean the film that is there. A cleaning does not guarantee it stays gone, and it does not repair a heaved slab.

Clear the routes you actually walk before the dark weeks

Late October in Delta and Surrey is a short gap. The rains are already here, the evenings get shorter on November 1, and the front walk is about to hold pumpkins, then guests, then holiday traffic. A film you can still feel on a Sunday afternoon is easier to lift than growth that sits wet until spring.

If the front steps, the side path, the patio, or the shaded driveway feels slick after a shower, tell us what you see and where the house is. We will quote pressure washing for the concrete and pavers you walk on, a softer wash where the surface is painted, wood, or composite, and a gutter flush if a spout is painting the same strip.
